Homeowners Have Record Equity
October 1, 2026
U.S. homeowners are sitting on record levels of home equity, yet many aren't tapping it.
For homeowners who already have an attractive rate on their first mortgage, one reason may be simple: accessing equity through a traditional cash-out refinance means replacing the existing first mortgage.
A fixed-rate second lien offers another option. Qualified Texas homeowners may be able to access available equity while leaving their existing first mortgage in place.
Consider This Example
A homeowner has a home worth $700,000, owes $300,000 on the existing first mortgage, and wants to access $150,000 for a major remodel or other expense.
- With a cash-out refinance, the homeowner may need to replace the existing first mortgage as part of the new financing.
- With a second lien, the existing $300,000 first mortgage can remain in place while the homeowner finances the additional $150,000 separately, subject to qualification and applicable Texas lending requirements.
This can be particularly worth comparing for homeowners who have a favorable existing first-mortgage rate and need a substantial amount of cash for a remodel, home addition, debt consolidation or another major expense.
Fixed-rate second-lien programs may also offer longer repayment terms, including 30-year fixed options, which can help reduce the required monthly payment on larger loan amounts.
